Step 1 - Rental Property Search Questionnaire

Step 2 - Understanding the Rental Process

  1. Gather Your Documents: Refer to Step 3 for the list of required documents.

  2. Submit Documents for Review: Once your documents are ready, submit them to me for review.

  3. Schedule Property Viewings: After the review, we can arrange to view available properties.

  4. Application Process: If you decide to apply for a property, I will provide all necessary application information and requirements.

  5. Application Submission: Applications may need to be dropped off at a Property Manager’s office with the application fee, or they might be submitted online.

  6. Wait for Approval: It typically takes 2-3 business days to hear back from the Property Manager regarding your application status.


Step 3: Gathering Your Documents

List of Documents:

  • IDs: Scanned copies for all applicants.

  • Proof of Income: Last two months' paycheck stubs or income statements.

  • Retirement and Social Security Benefits Letter: Annual statements if applicable.

  • Tax Returns: Required for self-employed individuals or those claiming tips.

  • Letter of Employment: Recommended if paycheck stubs are not provided.

  • Housing Choice Voucher - Section 8: Scan and have a digital copy if applicable.

  • Bank Statements: Last three months' statements showing sufficient funds. Black out all account numbers before sharing.

  • Credit Score: Know your FICO score. You may obtain a report from freecreditreport.com.

  • Pets: Include a picture, breed name, and weight. Some properties require a pet approval form and proof of vaccination and licensing.

  • Landlord Reference Letter: Recommended to include with every application.

Step 4 - Meeting Rental Application Requirements

Note: I am not a Property Manager, and Lyons Share Real Estate does not have a Property Management department. I facilitate your search for a home to lease. The Property Manager or Property Owner will decide on your rental application.

Common Requirements:

  • Income: Combined monthly income should be 2-3 times the monthly rent.

  • Credit Score: Most managers require a minimum credit score.

  • Background Check: Includes screening for criminal behavior, evictions, and collections.

  • Application Fees: Range from $20-$100 per applicant, non-refundable, covering background checks and credit pulls.

  • Deposits and First Month’s Rent:

    • First month’s rent is usually prorated from the move-in date.

    • Security deposit, typically equal to one month's rent.

    • Additional deposits may include cleaning, pet, key, admin, and holding fees.

Tip: Offering double or triple the security deposit or pre-paying rent can make your application more attractive.

By following these steps and preparing the necessary documents, you can streamline the rental process and increase your chances of securing your desired home in Las Vegas.
